martifer.jpgDezvoltatorul si operatorul portughez de centre comerciale Sonae Sierra, proprietarul River Plaza Mall din Ramnicu Valcea, a semnat contractul de constructie cu firma Martifer, pentru centrul comercial pe care compania il dezvolta in Craiova, potrivit reprezentantilor companiei.

“Am incheiat contractul pentru constructia mall-ului din Craiova cu firma portugheza Martifer” a declarat pentru Business Standard Ingo Nissen, managing director al Sonae Sierra Romania.

Proiectul din Craiova va cuprinde spatii comerciale si de agrement, totalizand o suprafata inchiriabila de 55.537 de metri patrati. Investitia alocata de portughezi proiectului din Craiova este estimata la 139,4 mil. euro. Pentru dezvoltarea acestui proiect, Sonae Sierra a achizitionat un teren cu o suprafata de sase hectare. Constructia acestui centru a fost deja initiata, iar inaugurarea va avea loc in 2009.

Compania portugheza a investit pana in prezent, in Romania, circa 150 mil. euro si urmareste ca in perioada 2009-2011 sa inceapa constructia a unu-doua centre pe an, pentru 2008 fiind programata initierea lucrarilor la patru astfel de proiecte. Sonae Sierra a intrat pe piata romaneasca anul trecut, prin achizitia River Mall Ramnicu Valcea, pentru suma de 42 mil. euro. Ulterior, compania a cumparat doua terenuri, in Ploiesti si in Craiova, unde intentioneaza sa realizeze doua complexuri comerciale. Valoarea totala a investitiei se va ridica la 293 milioane de euro, lucrarile urmand sa fie finalizate in 2009, respectiv 2010. In acest an, compania a incheiat un parteneriat cu dezvoltatorul irlandez Caelum Development, pentru constructia complexului Parklake Plaza din zona Titan, din Bucuresti, care va fi inaugurat in 2011, in urma unei investitii de peste 700 mil. euro.

Compania portugheza Martifer a achizitionat recent 60% din pachetul de actiuni al firmei portugheze Global Shopping, pentru suma de 300.000 de euro, si are in plan dezvoltarea de centre comerciale in Romania, Portugalia si Polonia. Compania Martifer, afiliata la Mota-Engil SGPS, a investit deja 500 mil. euro in dezvoltarea unor proiecte imobiliare, incluzand centre comerciale, parcuri de retail si centre logistice, si are de gand sa dezvolte proiecte in Spania si in Europa de Est. Grupul Martifer este prezent in Romania pe piata constructiilor, a investitiilor imobiliare, a biocombustibililor, precum si in producerea de energie din surse regenerabile.

Randamentele investitionale pe segmentul comercial se invart in jurul a 6,5-6,8%.

Cel de-al doilea mall din Oltenia va fi ridicat la marginea Craiovei, lucrarile de constructie urmand a fi demarate in luna decembrie. Oltenia Mall reprezinta un proiect al unei firme italiene, Seconda Iniziativa, si Casa Noastra, o companie romaneasca. Centrul comercial, cu o suprafata de 193.000 de metri patrati, va fi inaugurat la sfarsitul anului 2009, potrivit reprezentantilor firmei italiene.

La un kilometru de fabrica Ford

Oltenia Mall va fi amplasat pe drumul european E70, la intrarea in Craiova, intr-o zona metropolitana aflata in plina dezvoltare. Zona respectiva, aflata la cativa kilometri de aeroport, este in plina dezvoltare in cadrul zonei metropolitane in formare, la cativa kilometri de aeroport, pe autostrada E70, artera care strabate inima Olteniei.

„Centrul comercial se afla la un kilometru de fabrica Ford si cativa kilometri de aeroport, la iesirea din oras”, spune Anthony Vitali, managerul de proiect din partea firmei Seconda Iniziativa.

Oltenia Mall va avea o suprafata de 193.000 de metri patrati si va cuprinde sute de magazine, un hotel, un aqua park, sali de cinema, piste de bowling, cazinou, patinoar, saloane de infrumusetare si chiar un centru de reparat incaltamintea. Pe langa toate acestea, craiovenii vor avea la dispozitie si terenuri de tenis, fotbal si baschet, dar si sali de spectacole ori zone dedicate expozitiilor.

Pe o suprafata de peste 80.000 de metri patrati vor fi amenajate 3.600 de locuri de parcare, atat supraterane, cat si subterane, iar reteaua de strazi interne se va intinde pe 27.000 de metri patrati.

„In mare, asa va arata proiectul, dar inca se mai lucreaza la el. Avem experienta unor centre similare de succes din Italia, Franta si Spania, dar acesta este cel mai mare proiect al nostru”, sustine Anthony Vitali. Managerul de proiect mai spune ca lucrarile propriu-zise vor incepe cel mai probabil in luna decembrie, iar Oltenia Mall se va deschide la sfarsitul lui 2009.

Sonae Sierra atinge un profit net record de 300 milioane Euro

Cele mai semnificative actiuni ale anului 2007 sunt reprezentate de intrarea pe piata romaneasca a companiei Sonae Sierra; inaugurarea unui numar de patru noi centre comerciale la nivel mondial, printre care mentionam centrul comercial si de divertisment Alexa din Berlin; dezvoltarea si consolidarea unor noi parteneriate, in speta cel cu casa de investitii germana Deka Immobilien si cresterea investitiilor in cadrul unor proiecte braziliene, deja existente pe piata. Intr-un comunicat de presa firma Cinema City anunta un contract semnat pentru deschiderea unui multiplex intr-un viitor mall din Craiova (West Gate Center), incepand cu 2009.

Cinema City International este cel mai mare operator de cinematografe multiplex din Europa Centrala si de Est si Israel. Detine 62 cinematografe cu 538 de sali, din care 8 IMAX.

Cinema City: another investment in Romania

The Cinema City International N.V. group (“Cinema City”) has signed a lease agreement for area in a new shopping mall in Craiova, one of the largest cities in Romania. Opening of the 10-screen multiplex (1802 seats) is planned for the second quarter of 2009.
The long-term lease agreement (10 years with an option to extend the lease up to 3 times for a further 5 years each) was signed by a Romanian subsidiary of Cinema City and the company S.C. Klyos Media SRL. The company’s new multiplex will be located in the new West Gate Center shopping mall in Craiova (one of Romania’s largest cities, with a population of about 300,000).

“In Romania in 2006, there were 0.13 cinema admissions per capita,” said Moshe J. Greidinger, CEO of Cinema City, the largest multiplex cinema operator in Central & Eastern Europe and in Israel. “By comparison, the figure in Poland was about 0.84 admissions per capita, and the average for the European Union is about 2.5. This demonstrates how much we can achieve in Romania by establishing a modern cinema infrastructure there, while also becoming the clear leader. During 2007 we intend to open two of our multiplexes in Romania which are currently under construction. Next year we plan to open five more cinemas. The cinema in Craiova is our eighth project, and we plan to open it in 2009,” added Greidinger.

In addition to Craiova, Cinema City multiplexes will be located in Bucharest and other large cities in Romania: Bacău, Iaşi, Timişoara and Cluj.
