Sonae Sierra: the new owner of Craiova Mall

Eurisko welcomes the participation of Sonae Sierra in the Craiova Mall project, the first and the most important shopping center in the Oltenia region. The Eurisko team, led by Luiza Moraru, partner and head of the Retail Department was the one who introduced this shopping center to the international developer Sonae Sierra. The Portuguese company, following a detailed analysis identifies a great development opportunity on the Romanian market through the project located near the Romanescu park, one of the biggest and most beautiful natural parks in Europe. Craiova is one of the biggest cities in Romania, which have an amazing potential for increase due to the foreign investments announced until now, like the ones made by Ford Motor Company and Al-Arrab Contracting Company. This monetary influx will create thousands of new jobs and will contribute to the increase of income and increase of buying power.
Jorge Morgadinhno, Exapansion Manager, New Markets Sonae Sierra declared that: “We are very pleased to have finalized this deal since it perfectly fits our entrance strategy in Romania which started early in the year. We thank Eurisko for having introduced this deal to us and we are sure that this project will be one of more to come which will allow us to rapidly fulfill our goal of reaching leadership in the shopping centre industry in Romania as developers, owners and managers of shopping centres”
Eurisko wishes to thank Elmec Romania and Alesonor companies for the excellent collaboration had until now, which made possible the pre-leasing of 70% of the mall, most of the tenants being international retailers. The surface of 56.000 sqm will be occupied by anchors from different areas, most of them having signed the pre-lease contracts until now.
Luiza Moraru, following the transaction declared the following: ” The acquisition of the first mall project by Sonae Sierra in Romania is a statement to the level of development for the retail market in Romania. The importance of the Craiova Mall project created a certain pressure over the entire negotiation process, which was extremely laborious and challenging. We are very glad that we were able to go along and establish a landmark for the retail market.”

In 2007, Sonae Sierra si-a consolidat expansiunea si internationalizarea strategiei si a finalizat anul avand in portofoliu 47 de centre comerciale operarative in sapte tari, cu o suprafata totala inchiriabila de aproximativ 1.9 milioane de metri patrati.

Cele mai semnificative actiuni ale anului 2007 sunt reprezentate de intrarea pe piata romaneasca a companiei Sonae Sierra; inaugurarea unui numar de patru noi centre comerciale la nivel mondial, printre care mentionam centrul comercial si de divertisment Alexa din Berlin; dezvoltarea si consolidarea unor noi parteneriate, in speta cel cu casa de investitii germana Deka Immobilien si cresterea investitiilor in cadrul unor proiecte braziliene, deja existente pe piata. In Romania, Sonae Sierra a patruns prin achizitionarea centrului comercial din Ramnicu Valcea (River Plaza Mall) si prin anuntarea celor doua proiecte din Ploiesti si Craiova.

Cinema City: another investment in Romania

The Cinema City International N.V. group (“Cinema City”) has signed a lease agreement for area in a new shopping mall in Craiova, one of the largest cities in Romania. Opening of the 10-screen multiplex (1802 seats) is planned for the second quarter of 2009.
The long-term lease agreement (10 years with an option to extend the lease up to 3 times for a further 5 years each) was signed by a Romanian subsidiary of Cinema City and the company S.C. Klyos Media SRL. The company’s new multiplex will be located in the new West Gate Center shopping mall in Craiova (one of Romania’s largest cities, with a population of about 300,000).

“In Romania in 2006, there were 0.13 cinema admissions per capita,” said Moshe J. Greidinger, CEO of Cinema City, the largest multiplex cinema operator in Central & Eastern Europe and in Israel. “By comparison, the figure in Poland was about 0.84 admissions per capita, and the average for the European Union is about 2.5. This demonstrates how much we can achieve in Romania by establishing a modern cinema infrastructure there, while also becoming the clear leader. During 2007 we intend to open two of our multiplexes in Romania which are currently under construction. Next year we plan to open five more cinemas. The cinema in Craiova is our eighth project, and we plan to open it in 2009,” added Greidinger.

In addition to Craiova, Cinema City multiplexes will be located in Bucharest and other large cities in Romania: Bacău, Iaşi, Timişoara and Cluj.
